Les opérations de promotion immobilière. Entre économie immobilière et projet architectural

Abstract : The paper looks at contemporary real estate housing in France and seeks to establish whether the constraints of off-plan building (VEFA) bear any mark on the built form. The first part of the paper looks at the off-plan building process in France. The success of this type of venture depends on the ability of the real estate developer to shape its operation in order to secure external resources: land, financing, marketing. It also relies on a risk management process that aims at collecting maximum information with minimum expense and at delaying as late as possible the point of no return. In these operations the architect occupies a weakened position. No longer the building manager or surveyor, he carries partial contracts that concentrate the most of the architectural design at a moment when the venture is still uncertain. Real estate housing residences display some recurrent features: thick, cubic volumes (“plots”), flat fronts only offset by “swinging windows”, constrained, compact cell distributions. Far from suggesting a simple causal relationship, the paper argues that these forms seem somehow suited to this method of manufacturing the city carried by major urban entrepreneurs.
