Le renouveau immobilier madrilène après la crise de 2008. Reprise en main d'une politique locale du logement ou poursuite du modèle spéculatif ?

Abstract : This paper studies the causes and conditions of the reactivation of the spanish real estate market, by analyzing the urbanization of the district of Valdebebas, in the north-east suburbs of Madrid. The aim is to shift from an economic approach of the real estate crisis of 2008 and its consequences, to a geographical approach of the urban planning and housing dynamics which occurred since. The analyzis of the urban, architectural, legal and financial characteristics of each of the housing projects in the district of Valdebebas shows that the recovery of the real estate market is not just the continuation of speculation strategies which led in the past to the burst of the housing bubble, but the beginning of a new cycle in the urbanization of the suburbs of Madrid, fed by diverse investors decisions at a micro scale and the reconfiguration of the real estate market and the urban policy in Madrid at a macro scale.
