Les systèmes passent, les murs restent. Du rôle de l'immobilier d'entreprise dans la trajectoire du système industriel est-allemand

Abstract : The paper considers the question of business real estate through the morphology of industrial buildings. It is based on the analysis of changes in the textile industry in Vogtland (Saxony) during the socialist and post-socialist eras. Attention is drawn to two main features of industrial real estate: its immobile and non-interchangeable character, and thus its ability to shape itself to the productive system; and its materiality, and thus its inertia when faced with change. Through the study of business real estate, the paper questions the effects of the physical form of a productive system on its own evolution: the effects of inertia, but also 'matrix' effects and their ability to guide the nature of change, notably at the interface between the morphological, economic and ideological spheres.
