The perimeter of fundamental intervention of Sakiet-Ezzit constitutes one of the first daring attempts of urban planning. Being of a great span, the PIF of Sakiet-ezzit embodies a will to go beyond spontaneous urbanization and make up for the delay concerning planning. Thanks to its big surface (350ha), and to its demographic capacity (35000 inhabitants), it represents the biggest operation ever achieved in the city of Sfax. Originally, the project has been conceived as a plot with residential ends. Later on, it was transformed to a project of a varied urban pole, capable of attracting residents. The delay in the setting up of facilities, and the functions projected for then make the PIF run the risk of being a residential suburb which further aggravates problems of mobility and expansion of Sfax.

Le périmètre d'intervention foncière de Sakiet-Ezzit constitue l'une des premières opérations d'aménagement volontaristes du Grand Sfax.. Opération d'envergure, le PIF de Sakiet-ezzit incarne une volonté de dépasser l'urbanisation spontanée et de se rattraper le retard en matière d'aménagement. Par son emprise spatiale (350ha), et son contenu démographique futur (35000 habitants), il représente la plus grande opération jamais réalisée dans la ville de Sfax. Le projet a été conçu à l'origine comme un lotissement à des fins résidentiels, puis transformé à un projet de pôle urbain diversifié, doté d'un pouvoir d'attraction. Seulement, le retard enregistré dans la mise en place des équipements, le niveau des fonctions projetées, risquent de faire glisser le PIF vers une banlieue résidentielle aggravant davantage les problèmes de mobilité et d'extension de l'agglomération sfaxienne.
